Office buildings with a Green Building certificate save resources and protect the environment and the health of the users. Two standards are dominating the office market of Munich: the German DGNB certificate and the American LEED certificate. Within these certificates, there is a classification into bronze, silver, gold, and platinum.
Office buildings are increasingly designed to use groundwater for energy-saving heating and cooling. The natural groundwater temperature is approx. 12°. In summer, this temperature of 12° cools down the air and in winter it generates a basic heat. This reduces energy costs and causes the employees to feel comfortable and at ease.
Few office buildings used for the first time provide IT cabling. They always have power cabling. In existing and nearly new commercial properties, the previous tenant is usually allowed to leave the IT cabling as it is. This cabling is then examined by the new tenant in terms of its usability. As a rule, new tenants continue using the cabling free of charge.
