WOODS Oberhaching is part of the new WOODS Office generation in the KfW40 standard. The innovative timber building offers approx. 10,430 m² of rental space, including approx. 2,100 m² of balconies and terraces, of which 25% and 50% respectively are included in the floor space calculation. The light-flooded atrium, three inner courtyards, a pioneering energy concept and an underground car park with charging facilities round off the concept. The spaces are designed in such a way that they merge the inside and outside and promote the well-being of the employees. Thanks to wrap-around balconies and spacious terraces in each office unit, it is possible to switch from desk to outdoor office at any time. The canteen (top quality) and coffee bar in the adjacent Woodstocx can be used by all tenants.
The ground floor offers the variety of a flexible new work office space. Seven regular rental units and one poly unit are enhanced by the possibilities of flexible workstations and inviting lounge areas. The light-flooded atrium with three green atriums is connected to the first and first floors via a stylish wooden staircase - for a winning first impression for all employees and guests. There are eight rental units on each of the two upper floors. Each unit offers access to a wrap-around balcony, which creates additional outdoor space and quality of life. The rental areas can be flexibly combined to form larger units. Individual layouts are also possible within the office space (open-plan to individual offices) in order to optimise use. The rental areas are equipped to a high standard with acoustic sails with integrated lighting and cooling, biorhythm-supporting lighting (light colour changes from daylight white to warm white in the evening), partition walls in the corridor as a glazed system wall with closed door leaf and the partition walls in the office as a closed system wall with acoustic panels, internal glare protection and external sun protection, individually controllable, storm-resistant thanks to zip screen technology. Access to the surrounding balcony/terrace is possible at any time through the French windows. The office ventilation systems are equipped with a vapour humidifier - as a result, the humidity does not fall below 30 % relative humidity even in the winter months. The underground car park has numerous parking spaces for bicycles and showers with changing rooms.
