The aim of the M-Yard project was, on the one hand, to retain the loft character of the shell of the building while retaining the large room height and the open room structure, and, on the other hand, to bring it up to date. The industrial charm, paired with room-high, modern glass elements and window sashes that can be opened, created a unique office building at the location. The property has beautifully planted courtyards with a high quality of stay for breaks.
The light-flooded foyer has an open design over two floors and is directly accessible from Gmunder Straße. The office areas are accessed by 4 passenger elevators, there is also a freight elevator. This is where the Mixed Use Meeting Rooms/Co-Working/Lounge are located, which are available to every tenant and can be booked quickly and easily using an app. A kitchen was also integrated into the concept. There are 150 car parking spaces in an adjacent multi-storey car park and 100 bicycle parking spaces with e-charging facilities inside the building. Solar power alone is able to extract so much energy from the photovoltaic systems that the M-Yard can supply itself with enough electricity for its daily needs.
